I've often been asked what I think is one of the most important aspects to being successful in real estate investing. I tend to respond that your tenants / clients / customers are your number one asset. Good tenants can make owning an investment property a joy. Bad tenants can make your life a living hell. The tenant selection process is one of the most important things you will do in your real estate career. As such, always make sure to do the following when screening:

- Check credit
- Get references from previous landlord(s)
- Get employment letter
- Have a chat with prospective tenant. You can learn alot in a few minutes
